Capital Gains Tax Calculator

Estimate the capital gain or loss and the tax effect of one disposal.

Model the disposal

2025/26–2026/27 only. AUD $ or GBP £; switching reuses amounts without conversion.

Disposal tax year

The SMSF option is a complying SMSF wholly in accumulation, in Australia.

Capital-account asset

Tax acquisition date; assess inherited and rollover dates separately.

Ordinary Australian property sales generally use contract, not settlement, date.

Enter the whole asset amount. Use the applicable tax market value where required.

Verified tax amount; inherited or transferred assets can differ from cash price.

Include eligible duty, legal fees or brokerage, without double-counting.

Include eligible capital expenditure. Exclude amounts already deductible.

Include eligible agent fees, legal fees or brokerage.

Only include amounts permitted under the selected jurisdiction.

Include relevant recoupments, deductions or other tax adjustments.

AU loss only: whole-asset amount; exclude non-capital and deductible costs.

Costs/proceeds: whole asset. Other inputs: this owner.

Owner’s available losses; exclude this asset’s loss and losses already used.

Available after other gains; UK brought-forward losses preserve the allowance.

Owner’s separately calculated exempt gain. Zero means no exemption or relief.

AU: before this gain. UK: after allowances/reliefs. Not used for SMSF tax.

Eligible resident and asset; dates must qualify. No indexation.

Calculate the Gain and Cost Base

Costs and proceeds above are for the whole asset. Remaining inputs are for this owner only.

A capital gain is the owner’s proceeds less the owner’s allowable cost base. Add eligible acquisition costs, capital improvements and selling costs to the acquisition amount. Subtract relevant tax adjustments.

Apply the ownership percentage to the whole asset’s proceeds and costs. Enter losses and the exempt gain for that owner only. For a non-arm’s-length transfer, the tax proceeds can require market value.

In the default example, AUD $380,000 plus AUD $20,000 of costs gives a cost base of AUD $400,000. AUD $500,000 proceeds produce a gain of AUD $100,000.

For an Australian capital loss, use the separately verified reduced cost base. If proceeds fall between cost base and reduced cost base, the result is neither a gain nor a loss.

The ATO reduced cost-base guide explains the different treatment of ownership costs. A capital loss offsets capital gains. It does not reduce ordinary salary income.

Apply the Supported Tax Treatment

One disposal only. Other gains, companies, trusts, estate assessments, pension exemptions, trading stock and rollovers require a separate calculation. Your entries stay in this tab and clear on reload.

Supports 2025/26 and 2026/27 only. Enter Australian amounts in AUD $ or UK amounts in GBP £. Switching jurisdiction reuses the numbers without converting them.

The Australian model deducts the entered exempt gain, then available capital losses, before applying an eligible holding-period discount. The asset label alone grants no exemption or discount.

For an eligible resident individual, the discount is 50%. A complying self-managed superannuation fund (SMSF) uses one-third, with ordinary accumulation income taxed at 15%.

The ATO discount-method guidance excludes both acquisition and disposal days from the holding-period test. A disposal on the acquisition anniversary does not qualify in this model.

The default AUD $100,000 gain less AUD $10,000 capital losses leaves AUD $90,000. The 50% discount produces AUD $45,000 taxable gain. The same eligible SMSF scenario produces AUD $60,000 taxable gain and AUD $9,000 ordinary fund tax.

SMSF pension-phase exemptions, non-arm’s-length income and Division 296 tax are excluded. The model supports Australian acquisitions from 22 September 1999 and disposals only in the listed years.

Enacted Australian CGT changes affect later disposals. This calculator does not extend the earlier discount rules into 2027/28.

For inherited assets, establish the correct acquisition value and holding period first. An estate’s tax treatment depends on its administration and beneficiary circumstances. The deceased’s unused capital losses do not transfer to the estate.

Compare Property, Shares and Crypto

Property needs acquisition and sale contracts, duty and legal invoices, improvement records and capital-works adjustments. Main residence relief needs the ownership and occupancy history. Enter a separately established exempt gain.

For shares, identify the parcel sold and its acquisition cost. Keep broker confirmations and corporate-action records. UK share identification and pooling rules require a separately established allowable acquisition amount.

Crypto records need the disposed units, transaction times, values and fees. Include exchanges between crypto assets where the tax rules treat them as disposals. Trading income and personal-use exemptions need separate classification.

NSW, Queensland, Victoria and Western Australia use the same federal Australian income-tax model. State duty and other transaction costs can change eligible inputs. They do not create separate state CGT rates.

Enter each owner and disposal separately. Compare the supported tax estimate with the property settlement calculator when modelling disposal costs in an asset pool.

Read the Estimated Tax

What percentage is capital gains tax in Australia? For a resident individual, the taxable gain enters the selected year’s income-tax brackets. There is no single standalone CGT percentage.

The eligible 50% discount reduces the gain remaining after losses. It does not set a 50% tax rate. A gain crossing income-tax bands uses more than one marginal rate.

The Australian individual estimate subtracts income tax on other entered taxable income from income tax after adding the taxable gain. It uses the resident brackets for the selected year.

With AUD $80,000 other taxable income, the default AUD $45,000 taxable gain sits entirely in the 30% band. Estimated incremental income tax is AUD $13,500.

The estimate excludes Medicare levy, offsets, surcharge, repayments and foreign tax credits. An actual assessment needs those facts and the year’s other gains. A rollover requires its own eligibility analysis.

The Income Tax Rates Act sets the Australian resident brackets. A deceased estate, trust or company cannot be assessed by selecting the individual setting.

Compare a UK Disposal Scenario

Select United Kingdom and the disposal year. Enter GBP £ amounts and other taxable income after personal allowances. This comparison covers resident individuals’ ordinary capital gains in 2025/26 or 2026/27.

Current-year allowable losses reduce gains first. Brought-forward losses reduce the remainder only as far as the available annual allowance. Unused losses stay separate from the allowance used.

The annual allowance is GBP £3,000 when eligible. A foreign income and gains regime claim or Overseas Workday Relief claim can remove that allowance. Select no allowance in that case.

For both supported years, ordinary gains use 18% within the unused GBP £37,700 basic-rate band and 24% above it. Australian holding-period discounts do not apply.

HMRC’s example has GBP £52,600 gains and GBP £20,000 taxable income. After GBP £3,000 allowance, GBP £17,700 is taxed at 18% and GBP £31,900 at 24%. The result is GBP £10,842.

Use HMRC’s rate examples with its loss rules and allowance conditions. Business reliefs, carried interest, trusts and estate assessments are outside this comparison.

The UK result is separate from any Australian foreign-income calculation, currency conversion or foreign tax offset. Use the relevant records and residency facts before combining jurisdictions in a matter.
