SA fees use the lodgement date. Other charges are entered assumptions.

Use the lender’s quoted lenders mortgage insurance premium.

Choose the Jurisdiction and Asset

The starting example is an ordinary NSW residential transfer at $850,000. Duty is $32,437, or 3.82% of dutiable value. The example excludes registry fees and other acquisition costs.

Choose the jurisdiction where the duty arises, then select property, vehicle or business assets. Each asset has its own schedule. The calculator never applies land-transfer rates to a car.

For an ordinary residential property transfer, use the higher of consideration and unencumbered market value. Enter the whole asset value. A mortgage does not reduce that value.

The property estimate covers ordinary residential transfers and ordinary Queensland commercial land. Other commercial or mixed-use land, landholder acquisitions and aggregated transactions need separate assessment. NSW premium duty assumes residential land of two hectares or less.

For vehicles, enter a dutiable value determined under the selected authority’s rules. The calculator applies the vehicle rate to that amount directly. Property consideration is hidden and excluded.

For a used NSW vehicle, the dutiable value is the higher of price and market value. Queensland uses list or market value according to vehicle class. Use the official rules linked beside the result for the chosen class.

A new WA vehicle generally uses the manufacturer-fixed retail selling price with applicable options. Manufacturer-included delivery or order charges form part of that value. Dealer-added delivery, registration and finance fees are excluded.

For example, a $30,000 manufacturer value plus $2,000 in dealer-added delivery fees still has a $30,000 dutiable value. WA duty is $1,050. Enter $30,000 in the vehicle value field.

Victorian non-passenger modes distinguish a never-registered vehicle from a used vehicle. They cover goods vehicles, including heavy goods vehicles, under separate $200-unit rates. Other heavy-vehicle classifications need separate assessment.

Residential property schedules cover all eight jurisdictions. Passenger vehicle schedules cover NSW, Victoria, Queensland, Western Australia, South Australia and Tasmania. Foreign purchaser surcharges and special transfers require a separate assessment.

For a wholly Queensland business transfer, select goodwill and accompanying business assets, or an excluded-assets-only agreement. Enter the dutiable consideration and unencumbered asset value including applicable GST.

The Queensland business-asset rules distinguish goodwill from agreements solely transferring debts, supply rights, intellectual property or personal property. The excluded-assets mode requires confirmation that no goodwill or other dutiable property transfers.

Land, vehicles, interstate apportionment and aggregated business acquisitions require separate assessment. Other jurisdictions return an explanation instead of applying residential rates to a business sale.

England and Northern Ireland use Stamp Duty Land Tax. Scotland uses Land and Buildings Transaction Tax, while Wales uses Land Transaction Tax. UK modes use GBP consideration and standard residential bands. Consideration uses whole pounds. England, Northern Ireland and Scotland discard tax pence, while Wales retains them in the calculation. Additional-property rates, non-resident surcharges, leases and reliefs need separate assessment.

The rate calculation below the tool shows the selected band and its fixed amount. Where the schedule charges per $100 or part, the calculator rounds the excess up to a whole $100. Victorian vehicle duty uses $200 units.

For example, ordinary Queensland duty on $850,000 is $17,325 plus 3,100 units of $100 at $4.50. That gives $31,275. An eligible home concession gives $24,100, a difference of $7,175.

Supported property concessions include Queensland’s home concession, WA’s first home owner rate and ACT owner-occupier rates. Queensland’s first-home mode applies its stepped deduction for an established home. A qualifying first new home has a full concession without a value cap. NSW first-home exemptions cover qualifying homes up to $800,000, with Victoria’s equivalent exemption up to $600,000. Select the matching jurisdiction and confirm eligibility before a concession estimate appears.

Queensland’s home concession has occupation and specified resident conditions. WA’s first home owner rate has prior ownership and residence conditions. ACT requires an eligible buyer to occupy the home continuously for the prescribed period.

Read the Queensland concession schedule, WA first home owner conditions or ACT occupation conditions for the relevant transaction.

Partial first-home concessions in NSW and Victoria, vacant-land concessions and off-the-plan relief are outside this estimate. Foreign purchaser surcharges need separate calculation even when ordinary duty is shown.

The Victorian pensioner and cardholder exemption covers eligible established homes at market value up to $600,000 here. Hold the approved card at settlement and retain your unused one-off entitlement. Move in within 12 months and occupy for 12 continuous months. Partial concessions above that threshold need separate assessment.

The ACT pensioner duty concession supports eligible moves to a more suitable home. For the selected period, qualifying purchases have a full concession without a property-value cap. All buyers must satisfy the ownership and same-name conditions. At least one buyer must hold a prescribed pension or card and meet the residence commitment. An earlier pensioner concession or Over 60s Home Bonus prevents another claim.

Age or downsizing alone establishes neither concession. Confirm buyer status, prior ownership and claims, occupation and the property’s eligibility separately. The NSW first-home conditions and Victorian first-home conditions include the applicable buyer, partner and prior-benefit rules.

Compare Transfer Scenarios

Change the value or concession assumption to compare a sale with an eligible home purchase. The ordinary duty figure stays beside the concession result so the effect is visible.

For a partial ownership transfer, select the partial-interest option. The tool withholds a transaction estimate because interest valuation, aggregation and proportional duty rules can change the result.

Relationship breakdown and deceased-estate transfers also withhold the transaction estimate. Their ordinary comparison shows the cost before any special relief, using the whole asset value entered.

Apply the jurisdiction’s exemption conditions to the legal instrument and recipient’s entitlement. An agreement between former partners or an inheritance description alone does not establish nil duty.

WA vehicle transfers under a qualifying relationship-breakdown instrument or estate distribution can attract nominal duty of $20. This is one reason a family transfer must not automatically produce zero.

The optional cost scenario itemises transfer fees, registration fees and an entered lenders mortgage insurance premium separately from duty. Other acquisition costs remain an entered assumption. A vehicle’s price paid supplies the cash scenario separately from its statutory dutiable value. Enter the assessed transaction cost into the property settlement calculator when comparing asset allocations.

Partial or aggregated means a partial interest or an aggregated transaction. A relationship or inheritance does not establish an exemption. Special transfers show the ordinary comparison only.

The ordinary comparison assumes a whole residential property or supported passenger vehicle. It excludes foreign purchaser surcharges. Selected fees and entered legal costs appear separately. It is not a duty assessment.

Your entries stay in this tab and clear on reload.

South Australia’s ordinary transfer-registration schedule uses the greater of consideration and capital value. Use the fee lodgement date for that schedule. A mortgage registration is a separate optional charge. Duty-exempt transfers and other special fee classes require their own registry assessment.

For NSW, Victoria and Queensland, enter the official transfer and registration charges separately from the linked registry schedule. Include the relevant lodgement method and number of titles. The entered-charge mode also supports other official fees without estimating conveyancing or service prices.

In a hypothetical SA purchase at $500,000, ordinary duty is $21,330. The ordinary transfer fee is $5,078 and one mortgage registration is $204. Entering $1,500 LMI and $2,500 other costs gives $30,612 in selected acquisition costs. A $400,000 loan leaves $130,612 cash needed.

The seller usually receives the sale price less their own sale costs and loan repayment. Buyer transfer duty does not automatically reduce vendor proceeds. Seller mode shows those proceeds separately while retaining the purchaser-duty comparison.

Read a State-Labelled Result

NSW, Victoria and Queensland share the same selector with the other jurisdictions. The result names the selected jurisdiction and asset. Each property schedule retains its own thresholds and calculation method.

Northern Territory property duty uses a quadratic formula at lower values, then rates on the whole value. ACT’s highest band also applies to the whole value. These are different from marginal-rate bands.

Vehicle estimates cover NSW passenger vehicles, Victorian ordinary or green passenger cars, Queensland light passenger vehicles, WA non-heavy passenger vehicles, SA non-commercial passenger vehicles and Tasmanian passenger vehicles. Other vehicle selections link to the relevant authority without a numerical estimate.

To check the result, open the official schedule linked beside it. Use the same transaction date, dutiable value and asset class in that authority’s calculator. Match eligibility assumptions before comparing duty.

The effective duty percentage is duty divided by dutiable value. It differs from the marginal band rate. Cash needed combines consideration and selected acquisition costs, less your entered loan. Recurring repayments remain a separate calculation in the mortgage repayment calculator.

Government and provider labels can describe the same public arithmetic. QRO and the former OSR name identify Queensland revenue rules. Revenue NSW and SRO identify state revenue offices. RMS, TMR and VicRoads concern vehicle transactions. ACT Revenue has its own conveyance and vehicle schedules.

A bank or property-site result can be compared using the same jurisdiction, period and statutory inputs. A lender’s credit policy and insurer’s LMI quote remain separate assumptions. This calculator has no affiliation with those providers and needs no private account.
